INITIAL CONSULTATION The initial consultation defines the project's architectural direction. Through dialogue + analysis we learn your vision, objectives, values and constraints. This process allows us to translate ideas & spatial concepts into architectural form. As you learn about us we'll educate you on the value we can bring to your project including our network of professionals to bring it all to success

DETAILED PROPOSAL After reviewing your budget against the scope of work we'll outline the necessary steps and associated fee. This will provide you with a clear understanding of services offered including design, planning and project management. A follow up can be conducted to answer any questions you may have. Our fees are structured as below depending on your project scope and comfort level: Hourly, Fixed / Stipulated, Percent of Construction Cost Or a combination of the above at various phases. Upon acceptance we move into design phases

DESIGN PHASES ii. SCHEMATIC DESIGN Concept Design phase where floor plans, elevations and 3D perspectives are presented. These drawings allow you to visualize the spatial connections, movement and flows. We will review and discuss the design with you and make any necessary changes. Schematic cost estimate provided at this phase iii. DESIGN DEVELOPMENT The Architect and Engineers will proceed to the next phase of the design development. Including the selection of materials, systems, trims, finishes and fixtures. iv. CONSTRUCTION DOCUMENTATION The final set of construction documents will be utilized by your contractor to provide bids and be submitted to the city for approval. They are detailed instructions for the contractor on how to build your project. We have extensive knowledge of building codes and construction methodologies

CONSTRUCTION ADMINISTRATION The construction administration phase ensures that the project is executed as intended. During this phase, we oversee the construction site, coordinating with contractors and suppliers to verify that the design specifications are meticulously followed. Regular site visits and meetings facilitate effective communication and allow for timely identification and resolution of any issues that may arise.

PROJECT CLOSEOUT The project closeout phase marks the final step in the architectural journey, where all elements of the project come together for completion. During this phase, the Architect conducts a thorough review to ensure that the construction aligns with the original design specifications and quality standards. This includes final inspections, addressing any outstanding issues, and ensuring that all necessary documentation, such as warranties and operation manuals, is provided to the client.
